Retirement Village Grounds Maintenance
G’day and welcome to Excel Grounds Maintenance
Retirement village specialists
G’day. I’m Jason O’Dea, owner of Excel Grounds Maintenance.
For more than 20 years, I’ve shaped my approach to grounds maintenance while working and living in London, New Zealand and Australia. Today, Excel Grounds Maintenance specialises in delivering Gold Standard service to retirement communities.
Safe, beautifully maintained grounds give residents pride and enjoyment, welcome families and help prospective residents picture themselves living there. Through our Resident Rapport Program, we protect that experience and strengthen the presentation of your brand.
Retirement communities present a unique challenge: balancing safety, resident expectations, presentation, seasonal priorities and budgets. We love that challenge. It’s where our experience, relationships and specialist systems do their best work.
Resident Rapport Program
Friendly, respectful interactions are part of our daily work. We listen to residents, consider their comfort and respond promptly to concerns and feedback, helping maintain a calm and welcoming environment.
Our staff are trained so residents feel safe approaching us for any reason. We keep our body language open and calm throughout each interaction, especially when feedback is difficult. We listen with patience and respect so residents feel understood.
We listen to understand each resident’s perspective, what matters to them and why.
We take residents’ concerns seriously, get to the heart of what matters and work together towards a suitable outcome. We respond promptly, with care and clarity.
What we do
Programmed grounds maintenance and planned improvements for retirement and aged-care communities.
Mowing, edging and blowing, with seasonal turf care and weed control planned around site needs.
Hedging, pruning, deadheading and garden care, with attention to plant health and a tidy finish.
Mulching, planting, garden clean-ups and turf repairs, scoped and quoted before work begins.
Green-waste removal, hardstand clean-up, hazard observations and practical follow-up planning.
Profile-based maintenance
Entrances, community facilities, sales routes, prominent streetscapes and available-unit surrounds are prioritised during normal visits.
Residential streets, shared gardens and regularly used areas are maintained through the normal programmed rotation.
These areas are inspected, planned and scheduled separately so they don’t consume the time required for everyday village presentation.
We don’t ignore low-profile areas. We schedule them separately.
Our work has a method
Safety, quality and efficiency guide each visit. Our team uses practical checks to make the expected finish clear.
Shape, Symmetry, Sharpness and Smoothness. The right form, balanced proportions, crisp edges and an even surface.
Dead, Dying, Diseased and Drooping. A consistent way to identify plant material that needs attention and work methodically through a garden bed.
Entryways and display units receive our Display Standard: a presentation that looks new. Other areas follow agreed priorities for visibility, use and site needs.
People are part of the landscape
Our work supports the people who live in a community and the people building their future in our team.
Friendly, respectful interactions are part of our daily work. We listen to residents, consider their comfort and respond promptly to concerns and feedback, helping maintain a calm and welcoming environment.
Hands-on experience, coaching and practical training help young people develop skills, confidence and a pathway into the horticultural industry.
